Securing a mortgage is one of the most significant financial steps you will ever take. Whether you are taking your very first step onto the property ladder as a first time buyer, relocating to a new property as a home mover, or looking to secure a better deal through remortgaging, navigating the landscape can sometimes feel overwhelming.
At Solve Mortgages, our aim is to make the entire journey as clear, straightforward, and stress-free as possible. We work closely alongside our clients at every single stage to ensure you secure the right mortgage tailored to your specific needs.
To help you understand what lies ahead, we have broken down the complete mortgage journey into four simple, transparent stages.
Stage 1: Initial Consultation
Your journey with us begins with an informal, friendly chat. We believe that professional financial guidance should be accessible to everyone right from the start, which is why our initial consultation is completely free of charge and carries no obligation whatsoever.
What to Expect During the Initial Consultation
During this introductory session, we conduct a basic fact find. This is not a high-pressure environment or a formal assessment. Instead, it is an opportunity for us to get to know you and your financial goals.
We will talk through several core aspects of your situation:
Your Goals: Are you saving for your first home, looking to trade up to a larger property, downsizing, or aiming to reduce your monthly repayments by remortgaging?
Your Current Circumstances: We will discuss your basic income, current living arrangements, deposit size, overall budget and your current credit status.
Your Timeline: Understanding when you hope to move or when your current mortgage deal expires allows us to plan effectively.
By the end of this conversation, you will have a clear idea of how we can help you move forward with confidence.
Stage 2: Onboarding
Once you are happy to proceed, we move into the onboarding phase. This step is all about setting strong foundations for a smooth application.
Gathering Your Information and Documentation
To build a watertight application, we need to dive a little deeper than our initial chat. During onboarding, we collect essential documentation to verify your identity, income, credit file and outgoings.
Typically, we will ask you to provide:
Proof of Identity and Address: A valid passport or driving licence, alongside recent utility bills.
Proof of Income: Your most recent payslips and P60 if you are employed, or two to three years of tax calculations (SA302s) and Tax Year Overviews (TYOs) if you are self-employed. We will also require your last 2 years full business accounts if you are a Limited Company Director with 20% more shareholding.
Bank Statements: The previous three months of consecutive bank statements showing your regular day-to-day spending and income.
Proof of Deposit: Statements showing your saved funds, or a formal gift letter if family members are helping with your deposit.
Gathering this information early allows us to expand on our initial fact find, double-check all fine details, and anticipate any potential queries a lender might raise later on.
Stage 3: Pre-Application
With your documents safely in hand, we enter the pre-application phase. This is where the strategy happens, and where we turn your plans into a concrete, actionable roadmap.
Affordability Assessment
Lenders calculate affordability using detailed formulas that consider your income against your monthly commitments, dependent family members, and living costs. We perform an exact affordability calculation across multiple lenders to determine precisely how much you can borrow safely without stretching your budget.
Comparing Rates and Products
There is no one-size-fits-all mortgage. During this stage, we present you with a range of options, explaining the subtle differences between fixed-rate, tracker, and variable-rate products. We evaluate setup fees, exit terms, and early repayment charges so you can choose a product that suits both your immediate plans and long-term financial health.
Securing a Decision in Principle (DIP)
Once we identify the most suitable lender and deal, we submit an application for a Decision in Principle (DIP) sometimes referred to as an Agreement in Principle (AIP).
The lender performs an initial check to confirm that, based on the preliminary figures, they are happy to lend to you in principle. Having a DIP in place proves to estate agents and sellers that you are a serious, qualified buyer ready to make an offer on a property.
Stage 4: Post-Application and Completion
With a property agreed or your remortgage terms chosen, we officially submit your full mortgage application.
Locking In Your Rate
The moment your formal application is submitted, your agreed interest rate is locked in with the chosen lender. This protects you from any sudden rate increases in the wider economic market while your application is processed.
Underwriting and Valuation
Once submitted, the lender’s underwriting team reviews all your supporting documentation to ensure everything complies with their lending criteria.
Simultaneously, the lender arranges a property valuation. Depending on the property and lender, this may be:
A Desktop Valuation: An automated, digital assessment using local property data and market trends.
A Physical Valuation: An in-person inspection carried out by a qualified surveyor to confirm the property’s condition and market value.
Mortgage Offer and Conveyancing
Assuming all checks pass smoothly, the lender issues a formal Mortgage Offer. This document is sent to you and your conveyancer or solicitor. Most mortgage offers remain valid for six months, providing ample time for the legal work to conclude. We will contact you when the offer is issued to ensure you understand all the details.
During the conveyancing phase, your solicitor manages legal searches, property titles, contracts, and fund transfers.
The Solve Mortgages Advantage: Continuous Rate Monitoring
If you apply directly through a high street bank, their service usually stops the moment your offer is issued. If interest rates drop while your solicitor is handling the legal paperwork, the bank is unlikely to reach out and tell you that a cheaper rate is available.
At Solve Mortgages, we operate differently.
We actively monitor market rates right up until the week prior to completion. If a lower rate or better product becomes available from your chosen lender during the legal process, we will arrange to update your application to secure those additional savings.
